Commercial Concrete in Winston-Salem, NC | Flatwork, Pads & Site Work

Commercial concrete in Winston-Salem is a different job from residential flatwork, and it is priced differently. The specs are higher, 4,000 PSI or better with a heavier steel schedule, the tolerances are tighter, and the schedule usually has to fit around a business that is trying to stay open. What moves a commercial number is square footage, the load the slab has to carry, how much of the site has to be demolished and hauled first, and the phasing needed to keep access open.

The work covers parking areas, aprons and loading zones, sidewalks and ADA-compliant ramps, equipment and generator pads, dumpster enclosures, and interior industrial floors. Property managers and general contractors are the usual callers, and the thing that matters most to them is that the pour lands on the day it was promised, because a slipped date holds up every trade behind it.

How Much Does Commercial Concrete Cost in Winston-Salem, NC?

What changesEffect on your price
Square footageThe single biggest driver. Work is priced per square foot, so measure before you call.
Load and required strengthCommercial slabs carry heavier traffic, so they use a stronger mix and a heavier steel schedule than residential flatwork. That spec sits on top of the square footage.
Demolition and haul-offRemoving an existing surface across a commercial footprint is a real line item before any new concrete is ordered.
Phasing to keep the site openPouring in sections so a business stays accessible takes longer than closing the whole site, and time is cost.
ADA complianceWhere the public parks or walks, slopes and landings must meet ADA. Building to those numbers the first time is cheaper than failing an inspection.
Base conditionThe wildcard. Sound compacted gravel can lower the price. A failed base that has to be rebuilt raises it more than anything else on this list.
Concrete truck accessTight lots, long wheelbarrow runs and pump trucks all add labour to the exact same square footage.
Every job is priced on site. We measure, check the base and the grade, and put a written price in your hand before any concrete is ordered.

What's Included

  • Engineered thickness and reinforcement for the actual traffic load
  • Subgrade proof-rolled and compacted to a commercial standard
  • Jointing and pour sequencing planned around site access
  • ADA slope compliance where the public walks or parks
  • Demolition and haul-off of the existing surface where needed
  • Phasing so part of the site stays usable during the work

How a commercial concrete Job Goes, Step by Step

Walk the site and read the plans

We measure, check the existing grade and drainage, and read the spec or the engineer's detail so the quote is built on the real load and thickness, not a guess.

Demolition and subgrade prep

The old surface is broken out and hauled off, the subgrade is cut to grade and compacted, and aggregate base is placed and proof-rolled to carry the design load.

Form, steel and inspection

Forms are set to the finished grades and slopes, rebar or mesh is placed and supported at the right height, and where the job is permitted the reinforcement is inspected before any concrete arrives.

Pour, finish and joint

Concrete is placed, screeded and finished to the specified texture, then control and construction joints are cut on the engineered spacing so the slab cracks where it is told to.

Cure and hand back

The slab is cured properly, protected while it gains strength, and the site is cleaned and phased back into use on the schedule agreed up front.

When to Call

  • A parking area, apron or loading zone is breaking up
  • You need ADA-compliant ramps or walkways to pass inspection
  • A build needs equipment pads, a dumpster enclosure, or an interior slab
  • You are a GC or property manager who needs a pour that hits its date

Common Questions

How is commercial concrete priced differently from residential?
It carries a higher strength mix and a heavier steel schedule for the traffic load, tighter tolerances, and usually phasing to keep the site open. Those all sit on top of the square footage, so a commercial slab prices above a residential one of the same size.
Can you pour around a business that stays open?
Yes, that is normal commercial work. The pour gets phased so part of the parking or access stays usable while another section is demolished, formed and poured, then the crews swap sides.
Do you handle the ADA requirements?
Yes. Where the public parks or walks, slopes and landings have to meet ADA, and getting that right the first time is cheaper than failing an inspection and re-pouring. We build to those slopes as part of the job.
